Great article! I’m from San Juan, PR, and this market is not immune to a housing bubble crisis. In fact, the tax benefits created by the government incentivized a massive influx of investors from the mainland, in the ultra-luxury segment, paving the way for more record-selling properties like we have never seen before. There’s so much money been made in this Real Estate seller’s market, that an irresponsible housing representative passed a bill to give notaries a real estate license without taking any pre-license course or approving a real estate exam.

Excellent overview of the current market! I’m tired of hearing “it is different this time”. I am a real estate broker in MN and FL. I’ve been in the business full time for 24 years and survived the great recession by personally negotiating 65 successful short sales. I’m brushing up on my skills, just in case. It will only take a very small pin to pop this bubble. We’re hovering on the edge.

I’m in a unique market where we have a very high military population with the largest Coast Guard base, and lots of navy commuters to the Norfolk Naval base….I know we survived the last time because of that turnover due to military transfers, but this market is different.
