Hi Barbara. Thanks for the question. I don’t think you’ll like my response, but here goes: it depends. Everyone’s business has different needs. Making a blanket recommendation for a product would be like making a blanket recommendation for houses regardless of the size of the family or their needs. Zillow Flex is a good option for people who don’t have a lot of money to spend upfront on leads. You pay more for them, but do so without the upfront investment. If you’ve got the budget and are doing well on the traditional ZPA model, making a change doesn’t seem to make sense.

One year I did really well with Zillow, and after that, not so much. The final straw was that rates changed (wihout notice), and I was getting one lead per month for $1000. Unless my conversion rate is 100%, that would be a no. Zillow’s own research discovered that 83% of people looking online have zero intention of buying, and 45% of those who ask for a showing on a home have zero intention of buying. Who would be paying for those leads? We still pay for the 83% who sign in and have zero intention of buying or selling. They’re just looking for house porn.

I am working on a 400% ROI. My rep has been incredible and so hands on with me on training my team and getting their scores up. Zillow closings are a huge portion of our buyers. My budget is quite large, but I began by building on small rural areas.

I agree and disagree with this comment. I don’t like that Zillow can’t filter their lead system by properties that are irrelevant to Realtors. Yet, we’re expected to pay for these so called leads?! The fact that I have to keep a running tally of FSBO properties so I know to decline incoming calls is kind of ridiculous. Otherwise, all of my leads will be used. Why am I paying for a service when I am doing the work myself?! Zillow has told me they can only sort by zip code and I have to manage all the calls myself. Therefore, be prepared to do your research and know what is NOT in MLS!!! I have found I am declining more calls than accepting. So much for the great percentage of close rate I was sold on. Not worth the money.
