Hi Susan –

Thanks for the question. The most likely 1031 exchange buyer is someone who is already active in the real estate investment space. If I were you, I would look to anyone who already has commercial-use property for sale. Since a 1031 exchange is essentially the transfer of value from one property to another, those who already have property for sale would be good candidates since they have value they’re already looking to unload.

A “pandemic” does not mean you cannot take that idea and get creative with it. If you know ANYONE who bakes or cooks, pay them to do an online Zoom class just for your clients. Include an ingredients list if they want to cook along. People not only need some togetherness — if only online — but they need some creative things to do.
